If you are a landlord that does not need a property manager, but would be interested in securing a financially responsible tenant quickly for your property, we have cost effective programs and solutions available for you as well. Advertise your property on our website with up to 8 pictures for only $99.00. No need to spend your valuable time driving out to show your rental property (dealing with your current tenants) every time a prospective tenant calls you by phone. Deal with the serious tenants only!! Direct them to our website so they can see pictures of the interior and exterior of your property. Prospective tenants will also obtain all of the property information and lease terms of your rental so "if" they make an appointment with you to see the property you know they are serious. Best of all we come into contact with over 200-250 new prospective tenants every week, giving your property incredible added exposure.

Lease Agreements and Tenant Screening

The Equity Company has a real estate attorney on staff so that we can provide the most comprehensive residential lease agreements that are created especially for landlords in California. Do not expose yourself to unnecessary liability by not knowing the law or by not providing those legal disclosures that are now mandatory in California. We will draft the lease agreement to meet your specific requirements, handle all tenant screenings - credit reports, written employment verifications, and previous landlord verifications in which you will receive copies of all for just $295.00. You also get your property listing with up to 8 pictures advertised on our website.

Showing and Tenant Communication

For just $495.00 The Equity Company will provide all of the above services including communications and showings with prospective tenants and then turn management of the property over to you once we have moved in the new tenant. What is your time worth to you? Do you have trouble setting appointments to show the property during your current tenants last month of tenancy? In most cases if we go to work for you as soon as the current tenant gives their 30-day notice to vacate we are able to lease your property so that as the old tenants are moving out the new ones are moving in. Your vacancy is kept to a minimum and with the lower vacancy timeline our service will quickly pay for itself.

Full Management

Of course you can have The Equity Company take all of the "headaches" off of your hands by having us lease and manage your property from start to finish. You will receive all of the above services at "NO CHARGE."
While managing your property we will
  • Provide rent evaluations to assure maximum rental income.

  • Maintain full service bookkeeping with monthly statements including a detailed breakdown of all monies received and dispersed as well as a complete annual recap for tax purposes.

  • Complete move in and move out property inspections to ensure proper maintenance of your property.

  • Record and maintain a complete history of all maintenance expenses.

  • Provide a 24-hour answering service including weekends and holidays backed by our office staff to handle rental ad calls, maintenance calls, and emergencies. OUR JOB NEVER ENDS!!!
